So I withdrew from the purchase. I'll keep looking.
In the mean time, I will take a dirt-road venture next week from Sudbury up Road 84 to the town of Shining Tree.
Enter it in Google Maps and then zoom in on Satellite view.
I'll be doing it in my all-terrain AWD 2014 bi-turbo 445hp 4.4L BMW 550i.
Wish me well

Actually, the Tribeca's navigation unit is useful mainly for aesthetic purposes. And I just like the moving map. But it is awful as a navigation unit.

I suggest considering a GX460 Lexus. It will be far more capable, more comfortable, more refined, and bigger. It has about the same ground clearance, better angles (MUCH better before 2013), full time 4x4, low range, locking center differential, and a traction control system far superior to Subaru's. Consider that your effective loss of mpg compared to a Tribeca will be 1-1.5 in town and 2 out of town.

When we bought our first TB in 2009, offroad was not a thing for us and dirt roads were few and far between.

A cheaper alternative to 460 is the 470, which features one of best engines ever built, but I personally find the 470 aesthetically obsolete and it lacks the traction control sophistication of the 460.

I chose a new 4Runner Offroad over a mildly used GX 460 because I now value offroad capability more than street prowess and because we are in AZ where the downsides of a part-time 4x4 are not felt.
